My Basement apt suffered from a flooded last night, all that was damaged was clothes and shoes.?

Hunderds of dollars worth. i do not have renters insurnace. does the landlords insurnace cover my damages ??

No, the landlord's insurance will not cover your personal items. That is what renter's insurance is for. Read your lease - you will most likely find a clause that says that the management or any of it's agents is not responsible for your personal items, and that would be anything inside your apartment that you brought into it.





Sorry to be the bearer of bad news. Get renter's insurance - it's about $15 a month, WELL worth it.
Reply:No. Landlord's insurance policies typically only cover the dwelling-- so they get better rates then covering everything. Renter's insurance is made to cover the gap.





You could try talkiing to them or maybe getting a credit on your rent for the next month....it never hurts to try. If they feel guilty they might want to help you out!
Reply:Most leases that I have seen require that the tenant have renters insurance. If your lease says that you are responsible. If it doesnt say that it's a legal issue and you need to speak with an attorney.

In general, you are responsible for your own policy, but there are instances where you can rightly make a claim on your landlords policy.





For instance, if a pipe above you burst because of negligence, you may be able to make a claim on their policy. Or if a repair to a leak above you was not made, you may be able to make a claim.





Years ago I had a bad leak that I called and wrote my landlord about many times. He never fixed it. One day during a heavy rainfall part of the ceiling and back wall collapsed. I had thousands of dollars worth of damage. At the time I did not have renters insurance. He refused to give me his policy information so that I could make a claim, so I sued him. After I filed suit, his insurance company contacted me to settle.
